When Your Water Heater Is Leaking
A water heater leaking is never a 'wait and see' problem. Water pooling at the base of the tank, rust-colored water coming out of your tap, or a pilot light that won't stay lit are all signs that something has already failed inside the unit. Left alone, a slow leak becomes a flooded utility room. Marvin Guida, Master Plumber and owner of Summit Peak Plumbing LLC, holds Colorado license #MP.03001524 and carries 25 years of hands-on experience diagnosing exactly these situations. He doesn't dispatch a technician to your door. He shows up himself. If your water heater is leaking or underperforming, call Marvin now at (719) 774-7451 and get a straight answer before the problem gets bigger.
Water heater work ranges from a straightforward element swap or thermostat replacement on the low end to a full tank or tankless unit installation on the higher end. What drives that spread? Tank size, fuel type, age of the existing unit, condition of the surrounding pipe connections and supply lines, whether an expansion tank is required by current code, and how accessible the unit is in your home. Hard water throughout the Front Range accelerates sediment buildup and anode rod degradation, which shortens tank life significantly compared to national averages. That's a regional reality Marvin accounts for in every evaluation. He'll walk you through what's actually wrong and what the right fix is, whether that's a repair or a replacement. Every job is different, contact Summit Peak Plumbing LLC for an accurate estimate.
Signs Your Water Heater Needs Attention Now Now
Some of these can be repaired. Others mean the unit is at the end of its life. Knowing the difference saves you money.
Water Pooling at the Base
Standing water around the tank base usually points to a failing pressure relief valve, a corroded drain valve, or a tank that's begun to crack internally. A cracked tank can't be repaired, but the other two can be, often in a single visit.
Rusty or Discolored Hot Water
Rust-colored water from your hot tap is a sign the anode rod has depleted and the tank lining is corroding. Catching this early, before the corrosion eats through the tank wall, is the difference between a rod replacement and a full unit replacement.
No Hot Water or Inconsistent Temperature
On gas units, a failed thermocouple or dirty burner assembly is a common culprit. On electric units, a burned-out heating element is usually to blame. Neither requires a new water heater, but both need a licensed plumber, not a DIY guess.
Popping or Rumbling Sounds
That knocking sound when the burner fires up is sediment that's hardened on the bottom of the tank. Front Range hard water deposits calcium and magnesium fast. A flush can help in early stages; heavy sediment buildup means efficiency has already dropped and replacement is closer than you'd like.
Pressure Relief Valve Discharging
If your T&P valve is dripping or has discharged water, don't ignore it. It's doing its job, releasing dangerous pressure buildup. But it shouldn't cycle repeatedly. Thermal expansion from a closed plumbing system is often the root cause, and an expansion tank is the fix.
Age Over 10-12 Years
Most tank water heaters last 8 to 12 years in hard-water areas. If yours is past that mark and showing any of the symptoms above, repair costs start to compete with replacement costs. Marvin gives you the honest math. He won't push replacement when a repair is the right call.
Repair vs. Replace
How Marvin Decides What Your Unit Actually Needs
- 01
Diagnose the Root Cause First
Marvin inspects the unit completely before recommending anything, burner assembly, anode rod, dip tube, thermostat, T&P valve, expansion tank, and all supply connections. A misdiagnosed water heater costs you twice.
- 02
Repair When It Makes Sense
If the tank is structurally sound and the failure is a component, thermocouple, element, valve, or rod, repair is the right move. Marvin sources quality parts and completes most repairs in a single visit, Monday through Friday.
- 03
Replace With the Right Unit
When replacement is necessary, Marvin helps you choose between tank and tankless based on your household demand, fuel source, and space. He handles the full installation, including expansion tank and proper venting, to Colorado code.
What Marvin Covers
Water Heater Services Offered
- 01
Tank Water Heater Repair
Thermostats, heating elements, anode rods, T&P valves, drain valves, dip tubes, and gas burner components, repaired or replaced as needed.
- 02
Tankless Water Heater Service
Descaling, igniter and flame sensor inspection, flow sensor testing, and error code diagnosis on tankless units.
- 03
Expansion Tank Installation
Colorado code requires an expansion tank on closed plumbing systems. If yours is missing or failed, Marvin installs the correctly sized unit. This is also linked to pressure reducing valve work when municipal pressure runs high.
- 04
Full Water Heater Replacement
Tank removal, new unit installation, supply line connections, proper venting, and a full system test before Marvin leaves your home.

Water Heater Facts Worth Knowing
These are the specifics that change whether a repair holds or whether a replacement is the smarter spend.
- 01
Hard Water Cuts Tank Life Short
Front Range water tests high for mineral content. Calcium and magnesium deposits on the tank's heating surface reduce efficiency and accelerate corrosion. Flushing the tank annually and pairing it with a water treatment system extends unit life measurably.
- 02
Thermal Expansion Is a Real Risk
In a closed plumbing system, heated water has nowhere to expand. That pressure cycles through the T&P valve, eventually wearing it out, and in extreme cases, it stresses the tank itself. An expansion tank absorbs that pressure safely. Most homes that skip it during original installation eventually pay for it twice.
- 03
Tankless Units Have a Learning Curve
Tankless water heaters are more efficient but not maintenance-free. Descaling is required annually in hard-water areas, and sizing matters enormously. An undersized unit won't keep up with simultaneous demand. Two showers running at once will leave someone cold. Marvin sizes units correctly the first time.
Water Heater Repair: Quick Reference
- Tank age relative to hard-water area lifespan (typically 8-12 years)
- Anode rod condition, depleted rods mean the tank lining is unprotected
- Sediment level at the tank bottom, affects efficiency and longevity
- T&P valve function. A valve that's discharged repeatedly needs replacement
- Expansion tank presence and correct sizing for the system
- Supply line condition, [corroded or leaking connections](/) are often a secondary finding
- Venting integrity on gas units, carbon monoxide risk if venting is blocked or disconnected
